Management Plan For Legionella

As a bacteria found in warm water environments, Legionella is virtually impossible to completely eradicate from hot water tanks and cooling towers. The goal, instead, is to contain it. Thus, facility and maintenance managers need to be diligent in their planning, implementation and documentation of procedures to keep Legionella under control. Jaytech can help you devise and implement such a program using the following steps.

Risk Assessment
Jaytech’s Legionella Management Plans all begin with risk assessment. In this phase, we help you assess the potential human and monetary costs of an outbreak of Legionnaires’ disease, as well as the costs of putting a control plan in place. We also help you assess equipment risks, noting areas most susceptible to Legionella proliferation. (eg: pipe valves and joints, bottoms of holding tanks, faucet aerators)

Containment
Following risk assessment, Jaytech will make recommendations for preventing Legionella growth. Looking at the design, operation and maintenance of water heating and cooling equipment, we can help you identify trouble areas and ways to control risks associated with them.

One often cited goal is to avoid water temperatures within the ideal Legionella growth range. Thus, pipes as well as holding tank water should be outside of the range of 20º - 50º C (68º - 122º F). But this alone is not enough for an effective Legionellae Management Plan. Legionella can be both cultivated and protected in water environments with scale, corrosion and algae. Thus, Jaytech can recommend water treatments to prevent these commonly occurring problems.




Drift control is another key component of cooling tower maintenance. Infectious Legionella has been known to ‘drift’ with air and water from a cooling tower for 200 meters, and even much further in a few instances.

Inspection
Regular temperature checks, water sampling, and tests of material collected at faucets, water fountains, shower heads and other fixtures, can help keep a containment plan working. As vital as these tests are for the control and treatment of Legionella, they are also necessary for the next phase – documentation.

Documentation
Because there is no way to ensure the complete elimination of Legionella from a water system, risk of infection always exist – even when there is a thorough management program in place. Among other risks associated with Legionella, facilities must protect themselves against the potential for lawsuits should an outbreak occur. If your facility has a good management program in place, along with clear documentation of the steps you’ve taken to prevent Legionella, you will be prepared to face such a situation.
